FAQs

Selling your site

Find answers to common questions about selling your site to Cornerstone. If you can’t find what you’re looking for or still have questions, our team will be happy to help.

Who are Cornerstone?

We’re the UK’s leading digital infrastructure provider, trusted by Vodafone, Virgin Media O2 and thousands of Site Providers nationwide.

With over 16,500 sites under management, we’re the engine quietly powering mobile connectivity in every corner of the country, from rural hamlets to city high-rises.

By selling your site to us, you’re not just unlocking capital, you’re directly supporting a national digital backbone that keeps communities connected, businesses running, and emergency services online.

Why should I sell rather than continue to lease the site?

Selling gives you the option to receive a lump sum upfront rather than rental income over time. This can give you greater certainty and the flexibility to use the money now, whether for a purchase, investment or other plans.

It also removes the uncertainty of future rent changes or decommissioning and means you no longer have the ongoing responsibilities associated with leasing the site to us.
How long does the sale process take?

Once the legal process begins, we aim to complete the sale within 60 – 90 days. This can vary depending on the circumstances of each sale.

Do I have to receive the full payment in a lump sum?

No, we can stagger payments over up to 10 years, accounting for inflation so that you don’t lose any value to your deal.

Do you cover legal or agent fees?

Cornerstone will usually contribute towards reasonable fees related to the site purchase, but this is assessed on a site-by-site basis. All fee contributions are paid on completion.

Will this change how the site is operated?

In most cases, no. The sale won’t change the day-to-day operation of the site.

Once Cornerstone owns the land, we may not need to notify you about individual upgrades or changes within our site boundary, but any work will still need to comply with relevant planning and legal requirements.

In the future, ownership may also give us greater flexibility to use the land for purposes beyond telecommunications.
Will the access arrangements change after the sale?

In most cases, no. We require full and free access to our infrastructure, and we will continue to follow the existing access arrangements and use the established access route.

If access is causing any issues, please let us know so we can work with you to minimise any disturbance or inconvenience.
What if I don’t want to sell?

If a freehold sale or long leasehold isn’t right for you, you can continue with a lease arrangement.

If your current lease still has time remaining, nothing will change. If your lease has expired, our Renewals Team will be in touch to discuss a new lease and guide you through the process.
What is the Electronic Communications Code?

The Electronic Communications Code (ECC) is the legal framework that governs the relationship between Site Providers and telecoms operators.

It sets out how telecoms sites are managed, including the rights of operators and how agreements and rental values are determined.
How does the ECC impact me as a Site Provider?

The Electronic Communications Code (ECC) sets out the rights and responsibilities of Site Providers and telecoms operators, including how agreements are managed and renewed.

For example, being unable to agree new rental terms does not, on its own, mean that an agreement can simply be ended or the telecoms equipment removed.

If you have questions about how the Code affects your agreement, our team can help.
